The purpose of this M&C is to accept land to create a new park in north Fort Worth in accordance with the Neighborhood and Community Park Dedication Policy. The 2.60 acres of land is a cumulative portion of the park dedication required for the Copper Creek subdivision development project under Preliminary Plat PP-014-040 / Final Plat FP-015-010. Copper Creek Partners, LP, the developer, worked with the Park & Recreation Department to provide suitable parkland and improvements to serve this development.
The legal description is as follows:
- A 2.60 acre parcel of land situated in the George Matthews Survey, Abstract No. 1078, intending to be all of Lot 2X, Block L, according to the plat recorded under Clerk's File No. D216137977, Plat Records, Tarrant County, Texas.
In addition to the land dedication, the developer constructed the following amenities: one playground, two benches, one trash receptacle, and a sport court with two goals, at a total cost of $273,685.95, exceeding the neighborhood park development fees requirement of $270,960.08.
In December 2017, the City received an appraisal of the property of $16,997.00 per acre. The total value of the land dedication is estimated at $44,193.00.
The annual cost to maintain this parkland is $11,060.00. Funding for operations and maintenance will be allocated into the Park & Recreation Department's base budget beginning in FY2020.
The Copper Creek development is located north of Harmon Road, east of the BNSF Railway and west of Blue Mound Road.
The parkland is located in COUNCIL DISTRICT 7, Mapsco 34B.
This M&C does not request approval of a contract with a business entity.
