SUBJECT:  

Authorize Acquisition of Up to 10.25 Acres of Fee Simple Interest in Land, Out of the Jonathan Burleson Survey, Abstract No. 78, Fort Worth, Tarrant County, Texas, from Waste Management of Texas, Inc., and Necessary Easements for the Development and Construction of a New Fire Station in West Fort Worth in an Amount Not to Exceed $1,360,000.00, Including Closing Costs (COUNCIL DISTRICT 3)


RECOMMENDATION:

It is recommended that the City Council:

1.  Authorize the acquisition of up to 10.25 acres of fee simple interest in land, out of the Jonathan Burleson Survey, Abstract No. 78, Fort Worth, Tarrant County, Texas, from Waste Management of Texas, Inc., and necessary easements for the development and construction of a new fire station in west Fort Worth;  

2.  Authorize the City Manager or his designee to negotiate and execute a Contract of Sale and Purchase Agreement with Waste Management of Texas, Inc., in an amount not to exceed $1,360,000.00, including closing costs; and

3.  Authorize the acceptance and recording of the appropriate conveyance documents.

 
DISCUSSION:

The 2014 Bond Program approved by the citizens of Fort Worth included funds for the design and construction of a new fire station in west Fort Worth.  A location for the fire station has been identified north of IH-30 and west of Linkcrest Drive in close proximity to the Walsh Ranch development.  The property owner, Waste Management of Texas, Inc., has committed to sale the property to the City at fair market value.  This Mayor and Council Communication (M&C) authorizes the purchase of up to 10.25 acres of land, more or less, at a price not to exceed $1,340,000.00, including closing costs, based on a recent appraisal of the property.  Due diligence of the property is ongoing, which may result in a reduction of the acreage to be purchased and reduce the final price.

Funding for the acquisition of the property and associated offsite development costs are available from the General Capital Projects account.  

This project is located in COUNCIL DISTRICT 3.

 
FISCAL INFORMATION/CERTIFICATION:

The Director of Finance certifies that funds are available as appropriated in the General Capital Projects Fund.
