BOA Sorte Limited Partnership has submitted an application for full-purpose annexation of the property shown on Exhibit A to the City of Fort Worth. Included in this proposed annexation is property owned by Oncor Electric Delivery Co., LLC, which has joined the annexation request. The larger portion of the subject property is located in the Eagle Mountain 8W and 10 Limited-Purpose Annexation area. A smaller portion of approximately 13.45 acres on the eastern edge is in the City's extraterritorial jurisdiction. The owner-initiated annexation, which is approximately 827.09 acres, is consistent with the urban development annexation criterion as established by the City's Annexation Policy. The subject area is currently vacant and the proposed single-family residential subdivision is consistent with the land use element of the 2017 Comprehensive Plan. The applicant has submitted a zoning application requesting "A-7.5" One-Family, "A-5" One-Family, and "E" Neighborhood Commercial zoning for a master planned community, containing approximately 2,500 homes. While the annexation and zoning are related cases, approval of the annexation is not conditional on approval of the associated zoning request (ZC-16-204). Staff has prepared a draft service plan (see attachment) for the proposed annexation area. The City Council will conduct two public hearings on the draft service plan on March 21, 2017 and March 28, 2017. The service plan addresses the municipal services that will be provided by the City to the proposed service area upon full-purpose annexation. Once the City Council certifies the service plan as complete, consideration of the area for annexation will occur on April 18, 2017.
If annexed, this property will become part of COUNCIL DISTRICT 7.
This M&C does not request approval of a contract with a business entity.
